In a rustic style of building in the green neighborhood of Wrocław's Karłowice, a modern and intimate investment "KASPROWICZA" is being created, which will include a new three-story residential building with an underground garage and the renovation of a historic building for office and service use. The entire investment will be realized among existing green parkland.
In the designed building, 10 apartments will be created, including:
• 3 bedrooms ranging from 59 to 66 m²,
• 4 bedrooms ranging from 127 to 133 m².
Apartments on the ground floor will have gardens ranging from 25 to 105 m², balconies ranging from 17 m² to 44 m² and loggias around 3-4 m², while all apartments on the first floor will have loggias. On the second floor, four-bedroom layouts with loggias and rooftop terraces over 70 m² on the top floor are planned.
The living spaces were designed very spacious, with large triple-glazed windows, where external electric blinds will be installed. Additionally, in the building's standard, individual air conditioning with equipment in each apartment, underfloor heating and additional electric heaters in bathrooms, as well as modern heating solutions such as hot water pumps were planned. In the apartments, video intercom systems and anti-burglary doors of RC-4 class were also planned.
Moreover, on the investment site there will be 15 parking spaces in the underground garage, surface parking spaces and tenant storage rooms, and the area next to the building will be landscaped with greenery.
Karłowice is a historically built part of Wrocław, designed by architect Paul Schmitthenner in 1911. This garden city concept has survived to this day. The architecture of the neighborhood stands out for its low-rise rustic construction surrounded by greenery while maintaining full access to urban infrastructure. This concept still works well today as the neighborhood preserves its historical charm and attracts new residents who value the urban lifestyle among green areas in beautiful Wrocław.
