Kosocicki Forest is an estate of detached single-family homes in twin-house style, located in the southern district of Krakow - Podgórze Duchackie. The investment is located in a unique ecological environment, Słona Woda with an area of 13.53ha - a unique water ecosystem, source of marshy wetlands, sand dunes and forests.
The Kosocicki Forest estate consists of 18 semi-detached houses with two bedrooms and one detached single-family house with two bedrooms (a total of 38 residential units). Our priority was to create a functional project that would provide future residents with maximum comfort of use and allow the closest possible contact with nature.
The investment is characterized by unique architecture inspired by traditional Polish construction - modern barns are minimalist buildings made of high-quality materials, with a large number of windows and functional layouts. They also feature ecological solutions: heating in the form of air heat pumps, recovery and preparation for the installation of photovoltaic panels for apartments on the second floor and attic.
Each apartment will have triple-glazed windows with contouring, providing optimal thermal and acoustic conditions.
Our offer includes 38 apartments in four types of layouts:
• Four-bedroom apartments on the ground floor with garden in the first row of construction under the Rżącki Forest - offering spacious interiors with a floor area of 99.40 m², along with a garage in the building structure,
• Four-bedroom apartments on the ground floor with garden in the second row of construction under the Rżącki Forest - available in two size options: 78.27 m² or 87.22 m² (one apartment with this area), also with a garage in the building structure,
• Six-bedroom duplex apartments with additional mezzanine and balcony in the second row of construction under the Rżącki Forest - have parking spaces on the ground and the right to exclusive use of the garden located before the building. Located on the first floor and attic, offering a space of 121.76 m² or 125.27 m² (one apartment with this area),
• Seven-bedroom duplex apartments with an exceptional terrace and balcony in the first row of construction under the Rżącki Forest - offer comfortable conditions on a floor area of 171.73 m², with a garage in the building structure, ground-floor utility room and the right to exclusive use of the garden located before the building. Located on the first floor and attic.
Residential units will be delivered in a developer-ready state including:
● Concrete foundations,
● Gypsum plasterboard walls,
● Aluminum windows (tilt-and-turn windows with contouring, one window in the HS apartment layout)
• Underfloor heating powered by a heat pump,
• Mechanical ventilation system with heat recovery (recovery)
• Security alarm system in the range of wiring for contouring windows,
• Internet connection to each residential unit,
• Preparation for air conditioning installation.
Additionally:
● Preparation for photovoltaic installation on upper floors in the form of a roof rack with an output to the main distribution box,
• The possibility of watering the garden with rainwater for ground-floor apartments.
Gardens:
Apartments located on the ground floor will have access to separate gardens with varying areas - from 60m² to 270m². Gardens will be exclusively owned by residents, and their boundaries will be marked with fencing and, from the external side, at the border of the Rżącki Forest - low vegetation, providing additional comfort.
For apartments on upper floors, smaller gardens have been provided near the apartment entrances.
Terraces:
All duplex apartments will have access to additional space in the form of terraces with areas from 14.19 m² to 21.24 m². Their arrangement will ensure maximum comfort of use and an unobstructed view of the beautiful old-growth Rżącki Forest.
Parking spaces:
All ground-floor apartments and duplex apartments with a floor area of 171m² have dedicated parking spaces in separate garages integrated into the building structure. For duplex apartments with a floor area of 121-126m², dedicated parking spaces on the ground have been provided.
Terms of realization:
• Start of construction works: June 3, 2024r.
• Completion of construction works: June 28, 2026r.
• Delivery to use: December 31, 2026r.
