ABOUT THE INVESTMENT
The Dworcowa 28 Bydgoszcz project involves the construction of 138 apartments and 3 commercial units in a 6-story building with an underground parking garage, designed to blend seamlessly with the surrounding historical buildings. The apartments will vary in size and layout. A significant number of apartments will feature private terraces, ranging up to 100 m2 in size. Most of the units will also have balconies or loggias. The project is distinguished by the availability of two-story apartments with roof terraces, as well as spacious apartments located facing Dworcowa Street. Storage rooms will be available in the underground parking garage and on the floors. Three stairwells and fast, quiet elevators will provide direct access to the apartments from the parking garage. The building will be equipped with security monitoring and a security room, and each unit will be secured with anti-burglary doors.
The installation of a Smart Home system by Somfy will allow residents to utilize the latest intelligent home technologies. Through smart home devices, residents can remotely and manually control water valves, lighting, power outlets, and heating temperatures.
Modern anti-smog filters installed in each window vent will protect the interiors from pollution, allergens, and insects, while an efficient mechanical ventilation system will ensure a constant supply of fresh air throughout the year. In addition, each apartment will have the option of installing air conditioning, blinds, or shutters.
The units will be equipped with fiber optic cabling for high-speed internet access.
The building is designed to meet the latest thermal insulation standards, featuring triple-glazed windows, thermal breaks in additional spaces to prevent heat loss, and heating and hot water supplied from the KPEC district heating network. The materials used in the building's structure will provide excellent sound insulation against external noise, as well as reduce noise transmission between apartments and floors. A photovoltaic system will also be installed on the roof to provide electricity for the common areas. During the construction phase, residents will be able to choose between radiators or underfloor heating. The stairwells, hallways, and other common areas will be finished with durable and modern materials. The underground parking garage will offer the option of installing private charging stations for electric vehicles.
The location of the apartments, starting from the first floor, ensures excellent sunlight exposure despite the dense urban environment.
The architecture, inspired by the Bydgoszcz city center, combined with an excellent location and advanced technical solutions in the building, will create an ideal place to live.
Construction of the new apartments and condominiums in Bydgoszcz began in June 2024 and is currently underway.

Wrocław, Śródmieście, Ołbin, ul. Jedności Narodowej
10 minutes walk to bus stop
The building complex is one of the best-preserved examples of industrial architecture from the turn of the 19th and 20th centuries. Its architecture and layout are reminiscent of large urban public buildings, featuring typical Wrocław brick facades with glazed details, clearly indicating an initial intention to integrate industrial spaces with the urban environment. The neo-Gothic style is interspersed with patterns of Romanesque brick decoration, but in a subtle way to maintain the industrial character of the buildings. The facades feature as many as seven different types of cornices and moldings, along with rich details, which was an unusual feature for industrial architecture of that time. The complex includes two administrative buildings and a malt house, which were distinguished by their villa-style design.
After consultations with the Heritage Conservation Officer, it was decided to renovate both the facades and a significant portion of the interior of the building. The brick facade of the exterior walls requires cleaning and repair of damage caused by leaks from faulty cornices, sills, drip edges, and rainwater drainage systems. Much of the work will focus on repairing damage caused by disuse, and thus a lack of regular maintenance, and on protecting the building from the start of new construction projects.
The project aims for a complete revitalization of the building, intended for residential use with commercial spaces in the basement, with restoration and improvement of the technical condition, including the preservation of original facades, partially made of plaster, mainly with ceramic elements, using clinker brick with profiled shapes covering window sill openings and finishing wall crowns; with roofs covered with ceramic carp tile and wooden window frames.
Interior - Layout and Finishes
To improve the technical conditions and safety of the planned target use, some elements of the facade will be rebuilt, and some elements will be reconstructed in a way that does not diminish the essential qualities of the preserved historical facades of the building. The planned extension of the building will take on a modern form that is related to the existing dimensions and the adopted residential function. To achieve this, the functional layout of the building has been changed and adapted to its new role. Three commercial spaces have been created in the basement, while trying to preserve as much of the original fabric of the walls and partitions as possible. A separate entrance, distinct from the rest of the building, has been created on the north wall, using a previously bricked-up entrance to the building. To improve the usability of the floors, the level of the basement floor has been leveled in the design, as it is currently uneven. The remaining floors of the building have been arranged as residential apartments, with three apartments per floor. The internal communication within the building remains almost unchanged from its existing state. This is intentional and aims to preserve, as with the basement, as much of the existing structure as possible, provided its condition allows.
The historical part will retain its original ceramic floors and oak parquet floors, which will be renovated, cleaned, and restored according to preserved patterns. The interiors will retain a color scheme consistent with the conservation studies and the stucco, which will be subject to conservation and restoration treatments. The work also includes the renovation of the existing door frames, which will complement the character of the historical interiors.
The facade of the newly constructed part will be covered with stainless steel panels; the same material will be partially used in the finishing of the common areas. In combination with the muted colors of the stone floors, wooden moldings, and glass, they will create an elegant space for the lobby and staircase.
As with building "H", the functional layout of building "G" is organized around a staircase, in this case a three-flight staircase, which is accompanied by an elevator. Horizontal communication is provided by a spacious, representative staircase, from which a path leads directly to the apartments.
The building also has a subterranean level, where an underground parking lot and technical rooms are located. Access to these areas is via a staircase and the aforementioned elevator. Due to functional and spatial constraints, it was not possible to organize a ramp to the underground parking lot. It has been replaced by a car elevator in the form of a scissor lift.
