Introduction
Kołobrzeg has long been one of the most popular resorts on the Polish coast, and investors looking for an apartment to rent are increasingly turning their attention to its quieter surroundings. Nickel Resort & Wellnest Grzybowo - apartamenty inwestycyjne (formerly known as Nickel Resort & SPA) is a year-round aparthotel located at ul. Nadmorska 81 in Grzybowo, just a few hundred meters from the beach and about 3 km from the spa center. The project is being developed by the Poznań-based developer Nickel Development, with the architectural design by ULTRA ARCHITECTS and the interior design by the Wrocław-based firm Q2 Studio.
The property was completed in the fall of 2025 and is already welcoming guests. This means that for the buyer, it represents a rare opportunity in the primary market: the apartment can be viewed, purchased, and immediately put into the rental system, without waiting for the construction to be completed. Below, we break down the investment into its component parts, from the layout of the apartments to the infrastructure of the property, the surrounding area, transportation, and the terms of cooperation with the operator.
Apartments and Finish Standards
Nickel Resort & Wellnest comprises 147 apartments, delivered in a "turnkey" standard – fully finished and furnished, with equipment including a television, lighting, and other amenities. The sizes range from 18 to 56 m². The offer includes both compact one-room units in a typical hotel layout and more spacious two-room apartments, including two-story options with a mezzanine separating the bedroom from the living area – the ceiling height in such an apartment reaches 4.45 meters.
Each unit is designed according to the principles of biophilic design, so that the owner does not have to worry about arranging or equipping it. The price of the apartment includes, among other things:
• Full finish and furniture
• Kitchenette
• Air conditioning
• Balcony as a private recreation area
• Small appliances – from bedding and towels to cutlery.
The buyer acquires a ready-to-use investment product: the apartment is prepared to receive guests from the first day.
Property Infrastructure
The greatest value of Nickel Resort & Wellnest lies in what it offers beyond the apartment itself. The complex operates year-round, and its range of services allows guests to spend time there regardless of the weather or season. At the disposal of owners and guests are:
• A SPA & WellNest area of approximately 350 m²
• A swimming pool with a current and massage jets
• Pools and fountains with water attractions for children
• Mineral baths – herbal and saline
• A sauna area (including a Finnish sauna and steam room) and a salt wall
• Massage and wellness rooms
• A fitness area with exercise bikes, treadmills, and changing rooms
• A rooftop terrace with three recreation areas and views of the surrounding area
• A relaxation patio with a dune area, playground, and yoga space
• A restaurant, bar, and lounge, as well as a breakfast area (3 rooms)
• Two conference rooms of approximately 35 m² each, with event facilities
• A multi-space parking lot and electric vehicle charging stations.
The proprietary WellNest program – regenerative pathways focused on improving sleep, reducing stress, boosting immunity, promoting athletic recovery, or aiding weight loss – is designed to support occupancy rates, especially outside the summer season. In addition, there are conferences, training sessions, and corporate events, served by modular rooms on the ground floor. These functions fill the calendar during months when purely tourist activity is lower.
Gastronomy – Restaurants and Cafes
Guests are served by a year-round restaurant, bar, and lounge, as well as a breakfast area. In addition to the property, along ul. Nadmorska in Grzybowo, there are bars, fish fryers, ice cream parlors, and cafes – a seasonal scene typical of a coastal town, with an emphasis on fresh fish from the Baltic Sea. A much wider selection of restaurants, from regional cuisine to high-end establishments, is available in Kołobrzeg, a few kilometers away.
For Families with Children
Families will find reasons to return even outside of peak season. The property features two play areas – a kidsclub for the youngest children, with soft toys and building blocks, and a playroom for older children and teenagers, with video games and a workshop area. In addition, there are water attractions and fountains in the pool area, as well as a playground on the patio. During the season, Grzybowo offers go-karts, inflatable playgrounds, and entertainment, while Kołobrzeg offers a wider range of activities for children. This makes the apartment suitable for both private use with family and for rental to families with children.
Implementation and Developer
The architectural design is by ULTRA ARCHITECTS, which drew inspiration from the beach baskets of Kołobrzeg, and the facades feature a fish scale motif and natural materials. The interior design is by the Wrocław-based firm Q2 Studio, which has completed many hotel projects in Poland and abroad. The entire project is based on the principles of neuroarchitecture and biophilic design: a muted color palette, wood, large windows, and numerous green spaces.
The investor and developer is Nickel Development – a Poznań-based company with 28 years of experience in the market, a long-standing member of the Polish Developers Association, and a signatory of its Code of Good Practices. The rental management is handled by the operating company Nickel Hospitality in cooperation with the hotel operator VHM Hotel Management.
Business Model and Investment Security
Nickel Hospitality is responsible for the commercialization of rentals, while VHM Hotel Management is responsible for the operational management, a company with extensive experience managing nearly 2,500 hotel rooms, including in the Hilton, Holiday Inn, and Radisson networks.
The cooperation is based on a proprietary revenue-sharing model of 60/40. The owner receives 60% of the revenue calculated from the total pool of available apartments, regardless of whether their unit is rented – this distributes the risk of low occupancy across the entire investment. The key operating costs of the hotel (marketing, sales, guest service, intermediary commissions) are borne by the operator. The most important parameters of the offer include:
• A 15-year lease agreement
• Owner stays: unlimited outside of peak season and up to 14 days during the high season
• Example net profitability: approximately 6,8% (one-room apartment ~21 m²), 7,3% (two-room apartment ~34 m²) and 7,6% (two-story apartment ~53 m²)
• Regular audits of the accuracy of rent calculations, the results of which the operator is obliged to provide to the owners.
In terms of investment security, the property offers full ownership of the unit with a land register entry (100% ownership). The detailed legal status of the unit and the terms of VAT and financing for the purchase should be confirmed directly with the developer – prices in the offer are quoted as net amounts. [to be confirmed with the developer]
Summary
Nickel Resort & Wellnest Grzybowo - apartamenty inwestycyjne combines several things that are rarely found together in vacation apartments: a quiet coastal location near a renowned resort, a comprehensive year-round wellness and service program on site, and rental management by an experienced hotel operator in a transparent 60/40 revenue-sharing model. An additional advantage is that the property is already operational – the buyer acquires a ready, finished, and furnished apartment, not an investment in the construction phase.
This is a proposition for three types of buyers: investors who view the apartment as a capital investment with potential for appreciation, individuals seeking a profitable rental income without the hassle of management, and those who want their own vacation base on the Baltic coast year-round. Current prices, available layouts, and the details of the agreement are best checked directly with the developer.
